Residential Tenancy Branch (RTB)
Oversees the relationship between landlords and tenants and is responsible for the administration of the Residential Tenancy Act and the Manufactured Home Park Tenancy Act. Provides information and tips to help landlords and tenants have successful tenancies. If disputes come up, the Residential Tenancy Branch (RTB) can help parties resolve the issues. Landlords and tenants can apply for dispute resolution with the RTB if they can't resolve a problem related to their tenancy. Also reviews and responds to complaints about staff conduct and the hearing process. The complaint process is not for dispute resolution decisions, and the RTB is not able to change the outcome of a hearing.
Special circumstances in which a tenant may give a one-month notice to landlords are if: they need to leave the rental unit to protect themselves or their children from family violence; they have been assessed as needing long-term care; or they have been accepted into a long-term care facility. To legally break a lease for family violence or long-term care the tenant must have the Ending Fixed-Term Tenancy Confirmation Statement Form signed by an authorized healthcare professional. Examples of authorized healthcare professionals are medical practitioners, social workers, psychologists, or police officers. See website to download form PDF.
